    Podere Sassone is a newly built, four-bedroom, five-bathroom country villa. Designed by a well-known modern architect, it sits on the site of a 17th century farmhouse in the countryside near Marsciano.

    The house respects traditional Umbrian architecture while the interior, with its double-height reception room, is finished in a light, modern style. Each detail has been carefully considered and the sight lines through the property offer exceptional framed views of the surrounding landscape.

    The infinity pool sits in front of the house, putting the view front and centre, to be enjoyed from a lounger or at the table on the veranda.

    The property is close to the quiet Marsciano-San Vernanzo road making it easy to access while retaining its privacy. Marsciano has a good choice of shops and restaurants and Todi, a beautiful medieval town, is only ten minutes further on.

    The villa features four en-suite bedrooms, all air-conditioned. The principal bedroom is located on the first floor, while the remaining three open directly to the garden, offering views over the pool and surrounding countryside. A guest bathroom is conveniently located near the kitchen.

    The kitchen, on the ground floor, opens through double doors onto a veranda with a BBQ and access to the pool. Expertly equipped with ample storage, a central island, and a gas hob, it connects seamlessly to the open-plan living and dining area, which features double-height ceilings and a large corner fireplace for cooking during cooler months.

    Upstairs, the sitting room offers a cozy retreat with a beautiful old fireplace, wood-burning stove, exposed beams, and polished cotto floors. Large double windows frame panoramic views of the Umbrian hills.

    The villa is located 400 meters above sea level, in the heart of the Umbrian countryside. Its elevated position makes it ideal for long walks and hiking trails, including routes through the former volcanic area of San Venanzo, where visitors can explore signposted paths around ancient volcanic remains.

    The nearby town of San Venanzo (3 km) offers essential amenities such as a small supermarket, bakery, butcher, and pharmacy. The larger town of Marsciano (7 km / 10 minutes by car) provides a wider range of services, including supermarkets, restaurants, and a small hospital. The area is also known for Michelin-starred restaurants offering fine Umbrian cuisine.
