Set at an altitude of 1,700 metres in one of the most sought-after locations within the Zillertal Arena, this exceptional top-floor apartment forms part of an exclusive chalet containing just seven residences.

Its rare second-home designation offers owners outstanding flexibility, with no obligation to place the property in a rental programme. Combined with its privileged ski-in/ski-out position, this makes the apartment both a wonderful private Alpine retreat and a compelling long-term investment.

The inviting open-plan living and dining area is finished with bespoke cabinetry and carefully selected natural materials. A traditional tiled fireplace creates a warm focal point, while large windows and the balcony provide far-reaching views across the surrounding mountains.

The spacious kitchen is designed for relaxed entertaining and shared evenings after a day on the slopes. Accommodation comprises a comfortable master bedroom, a guest or children’s bedroom and a centrally accessible bathroom with a washer-dryer.

Residents also benefit from a stylish shared sauna lounge, a communal ski room, a private storage compartment and a dedicated underground parking space approximately 50 metres from the chalet. Additional attic storage further enhances the apartment’s practicality.

The Plattenkogel slopes are approximately 150 metres away, providing access to around 150 kilometres of pistes and 52 modern lifts. During the warmer months, the chalet becomes a peaceful base for hiking and enjoying the unspoilt Alpine landscape.

Hochkrimml occupies an elevated and peaceful position at the Salzburg end of the Zillertal Arena, close to Königsleiten and Gerlos. Surrounded by the Zillertal Alps and the landscapes of the Hohe Tauern, the village combines unspoilt Alpine scenery with direct access to one of Austria’s most attractive year-round mountain destinations.

The Zillertal Arena is the largest interconnected ski area in the Zillertal. It extends from Zell am Ziller through Gerlos and Wald-Königsleiten to Krimml-Hochkrimml, offering 150 kilometres of pistes served by 52 modern lifts. Skiing reaches an altitude of 2,500 metres, while 77% of the slopes are situated above 1,700 metres. The area caters for all abilities, with wide family-friendly pistes, more challenging descents, snow parks, ski schools and a varied selection of traditional mountain restaurants.

From the chalet, the Plattenkogel slopes are approximately 150 metres away, allowing owners to be among the first on the mountain in the morning. The wider region also offers winter hiking, cross-country skiing, tobogganing and numerous opportunities for exploring the snow-covered landscape away from the pistes.

During summer, Hochkrimml becomes a tranquil base for hiking, mountain biking and days beside the nearby Durlaßboden reservoir. The surrounding Zillertal Arena provides around 400 kilometres of hiking trails and 325 kilometres of cycling routes. Alpine pastures, mountain huts, the Hohe Tauern National Park and the famous Krimml Waterfalls offer a wealth of excursions for residents of all ages.

Despite its secluded mountain setting, the property remains accessible from several international cities. Approximate driving times are 1 hour 15 minutes from Innsbruck, 2 hours 15 minutes from Salzburg and 2 hours 30 minutes from Munich.
